Welsh Property Rich List 2009

The Welsh Property Rich List 2009 out today has revealed Cowbridge as Wales's most expensive address, topping both the postcode rankings with average property prices in CF71 of almost £320,000 and as home to the Wales's highest value street, Llansannor, where the average home will set you back over £750,000.

Compiled by leading house prices website Zoopla.co.uk, which provides free value estimates for every UK home, the comprehensive guide highlights the most exclusive neighbourhoods and addresses across England, Scotland and Wales and is available in full at zoopla.co.uk/richlist.

Situated in the Vale of Glamorgan and inhabited by renowned rugby star Ieuan Evans amongst others, Wales's Most Expensive Area has been named as the market town of Cowbridge, CF71 with an average home value of £319,564. In second place on the Wales Rich List was Usk, NP15 (£242,436), followed in third by Swansea, SA3 (£237,427).

Wales's Most Expensive Street was identified as Llansannor in Cowbridge where the average house price came in at a cool £753,966, however the residents of this exclusive address may well not be celebrating the fact that the average home on this street has lost almost £115,000 (13.23%) in value over the past 12 months. Second place went to Marine Drive in Llandudno with an average of £728,913 followed closely by Llys Helyg Drive, also in Llandudno with an average home value of £722,684.

But despite the significant drop in property values over the past year, Wales is still home to over 50 streets where average property values exceed £500,000, with 17 of these located in Cardiff, 8 in Cowbridge and 6 in Swansea.

Our value estimates are calculated using a proprietary algorithm (a secret formula) that we have developed by analysing millions of data points relating to property sales and home characteristics throughout the UK. The algorithm works by comparing relationships between home prices, economic trends and property characteristics in given geographic areas. Our estimates are constantly refined, using the most recent data available from public sources combined with our proprietary used-generated data and a variety of statistical methodologies, in order to provide the most current information on any home.
