Who is the biggest new-build developer in the UK?

Our data shows that Barratt Homes is the largest house builder in the UK, with more than 300 developments listed on Zoopla. It’s followed by Persimmon and Taylor Wimpey which both have more than 200 developments.

Are new-build homes overpriced?

While some new-build homes might be priced higher than their older counterparts, it’s worth looking at what you get with a new-build home.

Recent research found that it would cost £70,000 to bring the average older home up to the energy efficiency standards of a new build. You also have brand new kitchens, bathrooms and appliances, a 10-year warranty and the prospect of no repairs or maintenance for a long time.

For many, these benefits go a long way to make new builds better value for money than older properties.

Do all new-build developers offer the same buying schemes?

There are some industry-wide buying schemes that lots of new-build developers offer. These include schemes like Deposit Unlock, Part Exchange, Own New Rate Reducer, Help to Buy (Wales) and First Homes.

Many house builders also offer their own schemes, such as different versions of Shared Ownership and special incentives like getting your stamp duty paid.

Is the 10-year warranty the same with all property developers?

With most new-build homes, you get a warranty that covers defects for 2 years and structural issues for 10 years.

The National House-Building Council provides warranties for around 70% to 80% of new-build homes. Other schemes include LABC Warranty, Checkmate and Premier Guarantee. While the cover is broadly similar between them all, make sure you read the policy to understand exactly what is and isn’t covered. Find out more about new-build warranties
