Broadstairs tops the 2017 Zoopla Seaside Property League

21st June 2017

  • Broadstairs, Kent has seen average property price rises of 10.45 per cent in the last year, knocking Margate off the top spot
  • Largest seaside property price rises on the south coast with Walton-on-the-Naze, Sidmouth, and Penzance also in the top 10
  • Salcombe, Devon, continues to be most expensive seaside location (£635,435)
  • Scotland’s Saltcoats remains the cheapest place to purchase a beach property (£110,761)
  • As the nation continues to bask in the summer sunshine, Broadstairs has been crowned Britain’s top seaside property hotspot for 2017, according to the 2017 Zoopla Seaside Property League. The Kent coastal town has seen average property value growth of 10.45 per cent in the last 12 months and has overtaken neighbouring Margate, which topped the league last year.

Zoopla analysed the average property prices in Britain’s most popular seaside locations over the last 12 months to reveal the best and worst performing coastal towns for 2017. Southern England continues to dominate the rankings, with Walton-on-the-Naze, Sidmouth and Penzance following Broadstairs and enjoying average property price increases of 9.43 per cent, 7.51 per cent and 6.99 per cent respectively. Blyth in Northumberland, a well-known filming location for television drama Vera, bucks the trend as the only location in Northern England to make the top 10. Average property prices in the former shipbuilding town have risen by 5.64 per cent since June 2016 to £130,566.

Aberdeenshire’s Collieston and Cruden Bay place bottom of the league, with significant average property price drops in the towns of 4.79 per cent over the past 12 months. Whitby follows closely behind (-4.49 per cent) along with North Berwick (-4.41 per cent). Lincolnshire’s Cleethorpes, which placed last in 2016, has climbed out of the bottom 10, although property prices in the area are still in decline (-1.99 per cent).

Meanwhile, Salcombe in Devon continues to be the priciest place for a sea view, with average property prices checking in at £635,435 - an increase of £13,156 in the last year (2.11 per cent). Suffolk’s areas of outstanding natural beauty also continue to dominate the top spots, as properties in Aldeburgh place second (£517,517) and Southwold, third (£455,983). Cornwall’s Port Isaac, home to much loved television drama Doc Martin, also features in the top 10, with the average property costing £388,620. However, despite the high purchase price, properties in the area are slowly declining in value (-0.13 per cent since June 2016).

For those on the hunt for a bargain beach retreat, Saltcoats in Scotland still tops the list for best value properties, where the average property costs £110,761. This west coast town is closely followed by the bright lights of Blackpool (£120,239), Cleethorpes (£130,323), and Kilchattan Bay (£130,380).

Lawrence Hall, spokesperson for Zoopla comments: “With Broadstairs’ Dickensian history and proximity to London it’s easy to see why it tops the list of this year’s best performing seaside hotspots. It’s also positive to see that eight of the 10 top towns are new entrants - the likes of Blyth and Southend-On-Sea have enjoyed multi-million pound investments recently, helping increase their desirability. Other new entries such as Clacton-on-Sea, Newquay and Penzance will also benefit from further investment soon, with large regeneration, new housing and tourism projects in the pipeline.”
