Zoopla 2017 Rich List: Britain's Priciest Streets Revealed

2nd October 2017

  • Topping the table is London’s Kensington Palace Gardens where the average property price is £35,696,711
  • Outside of London, Golf Club Road in Weybridge (Surrey) tops the list with an average property value of £5,937,835
  • There are now 14,417 streets in Britain where the average property value is £1 million or over, up from 12,418 in 2016
  • Excluding the capital, Guildford, Surrey has the largest quantity of expensive streets – 204 have an average property value of £1 million or more
  • Property website Zoopla is today revealing its 2017 Rich List – the ultimate guide to the most expensive streets based on average house prices. Kensington Palace Gardens (W8) remains the priciest road in Britain, but the average home on this street is now worth £35,696,711 – £2,569,432 less than this time last year. The prestigious address is currently home to a selection of Britain’s wealthiest homeowners, including Formula One heiress Tamara Ecclestone, Chelsea F.C. owner Roman Abramovich, and current Sultan of Brunei, Hassanal Bolkiah.

Checking in at second place, and moving up one place from last year’s ranking, is the capital’s Grosvenor Crescent (SW1X), with an average property value of £21,984,033. In third place, and down from second last year, is The Boltons (SW10) with an average property value of £19,858,239.

Across the country and outside of the capital, Zoopla also identified the most expensive streets in Britain’s largest counties. Golf Club Road in Weybridge (Surrey) tops the list comfortably, with an average property value of £5,937,835. Temple Gardens, Rickmansworth (Hertfordshire) is second, with an average value of £4,060,609, very narrowly beating Phillippines Shaw in Tunbridge Wells (Kent), which holds an average property value of £4,013,587.

A regional analysis of the data shows that a huge 94.2 per cent of streets with an average property price of £1 million and above are located in Southern England. What’s more, of the 14,417 total £1 million streets in Britain, 5,899 are in Greater London. The capital is closely followed by South East England (5,278) and the East of England (1,875). In contrast, Northern England, Wales and Scotland have far fewer expensive streets - Yorkshire and the Humber is home to just 77, North East England currently has 45, and Wales has 11.

In line with this trend, 19 of the top 20 towns with most £1 million plus streets can all be found in Southern England. Guildford takes the top spot with 204 expensive streets, the Thames Valley town of Reading is second with 187, followed Leatherhead in Surrey with 176.

Lawrence Hall, spokesperson for Zoopla comments: “Despite London’s property market cooling over the past year, it’s no surprise that the capital’s most exclusive boroughs continue to dominate the list. This is partly thanks to some incredibly luxurious properties benefitting from unbeatable locations near the heart of the city.

“Whilst London will always prove attractive for those with deep pockets, Surrey’s Virginia Water and Rickmansworth in Hertfordshire certainly provide better value when it comes to space. Heading north, homeowners will find they’re likely to get much more square footage for every £1 million spent, especially in Scotland and in North East England.”

Many stunning examples of Britain’s most expensive homes can be found on the Zoopla website:

  • Courtenay Avenue (London) – on Britain’s fourth most expensive street, Zoopla is currently listing six properties for sale, including a magnificent seven bedroomed detached house for sale for £16,500,000, which includes an indoor swimming pool and cinema
  • Chester Square (London) – on Britain’s tenth most expensive street, there is currently a stunning eight bedroomed terraced house on the market for an eye-watering £28,000,000. It comes complete with its own lift, roof top garden and under floor heating.
  • Compton Avenue (London) - on Britain’s seventh most expensive street, Zoopla is listing four properties for sale, including an impressive six bedroomed detached house complete with a gym, outdoor swimming pool and carriage driveway, on sale for £9,950,000 – significantly cheaper than the street’s average price of £13,739,572.
