There’s often a perception that new-build homes are more expensive than resale properties.

But our latest data shows there are many parts of the country where new builds are cheaper than resale homes.

It’s good news for the two-thirds of buyers who either want a new build or would consider buying new.

And that’s without even thinking about all the other money-saving benefits of new-builds, from buying schemes and special incentives to energy efficiency and long-term warranties.

So let’s dive in. Here’s where to find the best value for a sparkling new-build home across the UK.

South East

If you want to buy a home in the pricey South East, it might be worth turning your eye to a new-build home. The region has the most areas where new-builds offer better value than resale homes.

In Winchester, Hampshire, 3-bed new builds cost £431,500 on average - a huge £118,500 less than the same sized resale property.

A 3-bed new build in the New Forest costs £45,000 less than a resale property, while they’re £35,000 cheaper in Chichester, £25,000 cheaper in Worthing and £2,500 cheaper in Adur.

You can also find value for money in Kent, with 3-bed new builds costing £26,000 less in Canterbury and £3,500 less in Folkestone and Hythe.

South Oxfordshire also makes the list with new-build homes offering a £25,000 saving, with several developments in the largest town Didcot and the rolling Chiltern Hills.

The South West is excellent value for money for new-build homes, being cheaper on average than resale homes in seven local areas.

If you’ve got your heart set on the quintessential Cotswolds, a 3-bed new build costs £20,000 less on average than the same sized resale property in both Stroud and Cheltenham.

For those looking to be close to the region’s biggest city of Bristol, consider North Somerset or Sedgemoor where you can save £8,500 and £6,000 respectively by choosing a new build.

In Devon, 3-bed new builds cost £25,000 less on average than 3-bed resale homes in South Hams and £10,000 less in the laid-back surf region of North Devon.

If you’re looking to buy a house in the East Midlands, have a look in Lincolnshire. The average new-build home is £26,000 cheaper than a resale property in East Lindsey - where you’ll find seaside town Skegness - and £10,000 cheaper in South Holland, which features Spalding and Crowland.

3-bed new-build homes represent great value around the beautiful Peak District too, with savings of £25,000 versus older properties in the Derbyshire Dales, £11,500 in High Peak, £5,700 in Mansfield and £5,000 in North East Derbyshire.

Coventry leads the way for the best value new-build homes in the West Midlands. New homes with three bedrooms are a huge £36,200 cheaper than the same sized older properties right now, which represents a 15% average discount.

3-bed new builds in Wyre Forest and Wychavon both offer a £2,500 discount versus a resale home - the same as the cost of stamp duty if you’re buying a £300,000 house. These two areas are known for their affluent market towns and lovely countryside, making them a popular choice for professionals and families alike.

North West

The most affordable location for new-builds in the North West is Fylde, the chilled out Lancashire borough that borders Blackpool. 3-bed new homes are £2,500 cheaper than their resale counterparts, costing £241,500 on average, and most developments are within commuting distance of both Preston and Blackburn.

North East

In the North East, turn to Redcar and Cleveland, the coastal district to the southeast of Middlesbrough. The average 3-bed new build here costs £225,000 - that’s £15,000 less than a similar older property.

North Tyneside is the next best value in the North East, with the average 3-bed new-build sitting 2% (£5,000) above a similar resale home. This popular district is well-known for its sandy beaches and easy access to Newcastle city centre.

In Scotland, Perth and Kinross is the place to look for the best value new-build homes - the beautiful district that’s home to stunning landscapes and rich history. A 3-bed new build costs £225,000 on average - £15,000 less than the average 3-bed resale home.

You’ll find value for money in Hambleton if you’re on the hunt for a new-build home. The North Yorkshire district is known for its market towns, cobbled streets and hidden gems, with a 3-bed new build costing £5,000 less on average than a similar older property.

In Wales, 3-bed new-build homes tend to be more expensive than their resale counterparts.

But it’s worth knowing that the best value new builds in Wales are located in Pembrokeshire, the outdoorsy paradise for hiking, surfing and camping. The average 3-bed new build costs £287,500, 5% more than a similar older home.

Monmouthshire is worth a look too, with 3-bed new builds averaging £322,000 - also 5% more than same-sized resale properties. This district is growing in popularity for its location halfway between Bristol and Cardiff, as well as proximity to nearby beauty spots and the Welsh coast.
